Renting out your property for holiday purposes comes with a set of requirements that must be met to ensure legal compliance and a positive guest experience. At RelyEstates, we understand the challenges of managing these demands and offer our Starter Package to assist you every step of the way. Our fees are affordable and will be provided upon inquiry. We will take care of the following requirements:

  • The tourist licence in Spain is a compulsory declaration that allows owners to start renting out their property for tourist purposes or for short term rentals (less than 3 months). For rental websites like Booking.com and Airbnb this tourist licence number is mandatory.
  • Certificate of Compatibility with Tourist Use, which is required in the province Alicante to obtain a tourist license.
  • Insurance that covers renting out the property as a holiday let and not merely a building and contents insurance. The policy must also cover public liability. Since policy costs strongly depend on the property, we take care of requesting insurance quotes on your behalf. Our team will explore suitable options that cover your property as a holiday let, including public liability coverage. This helps safeguard your property and protect your interests.
  • Safety:
    • Smoke Alarms.
    • Fire Extinguishers.
    • First Aid Kit, for guests' use in case of minor injuries or medical emergencies.
    • Emergency Exits, the property needs clearly marked emergency exits routes.
  • Household:
    • Bed essentials. 2 sets of sheets, pillowcases, and blankets or a duvet per bed.

    • Kitchen essentials. The kitchen must be well-equipped with essential items for guests to prepare and consume meals, such as pots, pans, cooking utensils, dishes, glasses, and cutlery. Rule of thumb 2 dishes, glasses, and sets cutlery per guest. Additionally, basic kitchen supplies like dish soap, cleaning sponges, and garbage bags.
    • Basic toiletries like toilet paper.
    • Cleaning supplies such as a broom, mop, and vacuum cleaner for guests to use during their stay. Also, basic cleaning products like multi-purpose cleaner and dish washing detergent if applicable.
    • Optional additional items such as a hairdryer, iron, ironing board, and laundry facilities.
  • We implement secure data practices when collecting and storing personal information of guests and will ensure compliance with applicable privacy regulations.

  • Checking water supply, flushing toilets, and inspecting all taps. We meticulously inspect the water supply, ensuring that there are no leaks or issues that could disrupt your guests' stay. We also flush toilets and inspect all taps to ensure they are in proper working condition.
  • Ventilating the house. Proper ventilation is crucial to maintain a healthy indoor environment and prevent moisture-related problems. We take the necessary steps to ensure your property is well-ventilated, reducing the risk of mold and mildew growth.
  • Vermin inspection. We conduct inspections to ensure a clean and pest-free environment for your guests.   • Calendar Management. Update and synchronize calendars across multiple rental platforms and manage blocked dates for maintenance or personal use.
  • Payment Collection and Financial Management. We handle all payment transactions on your behalf. We collect the rental payments from guests, provide detailed invoices and receipts, and ensure prompt payment to you within the first 7 days of each month.
  • Check-In and Check-Out:Holiday Rental
    • Meet & Greet. Our friendly and professional team member will personally welcome your guests to your property.

Taxes for the owner.

Rental tax as a resident. If you are resident in Spain you have to declare your rental income annually with your annual tax declaration as a resident.

Rental tax as a non-resident. If you are a non-resident in Spain and you want to rent out your property, you must pay tax. This tax is called "Impuesto sobre el Alquiler" and must be paid every quarter (20th January, April, July and October), but only for the quarters in which income is received. This declaration must be submitted to the tax office in Spain.

Declaring the rental tax has some advantages:

  • You will obviously be renting legally, and you will be able to advertise to get bookings safely and securely.
  • You will be able to deduct some of the expenses you have on the property. For non-residents in Spain who are resident in other EU countries (plus Norway and Iceland, and now the UK) this type of income is assessed at 19%. Non-EU residents pay 24%.
